L.F. Jennings will begin construction of a new market rate rental apartment project for Kettler Inc. The project will be conveniently located on the corner of Florida Avenue and Champlain Street, in the Adams Morgan District of Washington, DC. R2L Architects is the architect for the project.
The building will consist of 4 levels of wood framed apartments over a 2 level podium which contains additional apartment units, amenity space, and a parking garage. Residential gross square footage will be 106,000, and include 132 apartments. The parking garage will contain 19,900 gross square footage and will allow 46 resident parking spaces.
Tenants will have the option of either a studio, 1 bedroom or 2 bedroom apartment, some of which have private rooftop patios. The building’s unit mix distribution includes 36% studios, 59% 1 bedrooms and 5% 2 bedrooms. The average unit size will be 640 net square feet.
The planned apartment building will be an attractive upgrade for the corner of Florida Avenue and Champlain Street. The new building will replace the existing unappealing parking garage and two story retail structure, both of which will be razed in the initial phase of the project.
The project’s facade will feature a number of masonry materials and aluminum windows keeping within the architectural style of the neighborhood. Brick selections of various colors and coursings as well as cast stone accents will be the predominant materials used. The roofline will feature a detailed cornice with roof structures clad in metal panels and fiber cement siding. An inviting courtyard and carriageway lead to the main lobby, leasing center, and interior amenity space. A rooftop amenity space and roof deck are also planned. This luxury apartment complex is scheduled to open first quarter of 2017 and provide many well needed residences to the Adams Morgan District.
