13,955 SF renovation of office space, new mezzanine, DESIGN BUILD MEP for new car club in Goochland, VA. Please note the permit / bid set includes the following updates from the DD set some of you received:
1/ Added a layer of 3/4” t&g osb or plywood subfloor across the entire mezzanine, currently has 1/2” ply only. Calling for paint finish of this material in the mechanical room, laminate flooring over remainder of open area, bath and laundry.
2/ Removed the steel stair, each run and mid-landing, and the mezzanine railing from the project scope excepting coordination with other project features. The owners have a steel fabricator who will build and install these elements. We kept the upper landing in project scope including revising the structure of it to steel beams and columns.
3/ The owners would like to extend gyp board across the entire inside face of the front wall. It’s basically Type 03 but it has been modified to run to the roof structure and we have deleted the trim cap at the higher level.
4/ We realized that the building is on well and septic while I initially thought the county had services at the property. This doesn’t affect plumbing from a layout and tie-in standpoint but we’ll need to confirm the existing well and drainfield have capacity for the new/additional fixtures. We are working with Steve to determine current capacity and if work to these systems is required.
5/ Dominion power is currently scheduled to provide new service to the building that will feed the existing panel as a sub-panel in its current location. This work will be in place at the time of construction commencement however coordination with electrical outlets and devices both within the warehouse and the office/recreation space should be included.
6/ We are currently working with Steve and the owners to determine an appropriate material to install over the interior face of the existing plastic-faced vertical wall insulation on the three warehouse sides that are remaining exposed. I believe the best way to handle this item is by establishing and allowance of $ 11,000 for material and installation which is approximately $1.50/sf. If we settle on a product and mfr’s required installation method, we can adjust this number by change order. If anyone is opposed to that solution, please let us know.
