LF Jennings is requesting pricing for the Commonwealth Apartments Project. The Project consists of a 5-story wood framed residential building over 1 podium level with 171 dwelling units total, 6,703 GSF of amenity space, 4,892 GSF of commercial space, and 111 surface parking spaces (standard). Exterior materials consist of fiber cement siding, thin brick veneer, storefront, and vinyl windows. Anticipated start of Construction is August 2025.
RFI’s will be due on May 29th.
Bids will be due Thursday June 12th.

The original building was constructed in 1969. This scope of work is for a whole
building renovation. The building will be un-occupied, an asbestos abatement
report has been provided, and the building permits will be in hand before
construction start. The building consists of (5) five existing units on the first floor
and (5) five primary units on the second floor. All units will be demolished to
create a warm lit shell. The existing building is NOT sprinklered. The permit will
include construction of a new automatic sprinkler system, monitoring and fire
alarm system for the entire building.
The lower-level units will be warehouse space and left in a shell condition ready
for future tenants. Any future tenants will permit and construct their suite(s) on
an individual basis and under separate contract. A new main building elevator
and elevator lobby will be built in suite 103 to provide access to the second
floor, where new ganged restrooms, common corridor and utility rooms will be
constructed.
The Architectural, Structural and MEP Building Permits are currently being
reviewed by Fairfax County. Bidders shall provide all general contracting
services and provide breakout pricing for the following:

Manassas, VA
1,188 SF bank renovation located in Manassas, VA
Arlington, VA
L.F. Jennings is the GC for this project that involves the exterior renovation of two pedestrian Vias—North Via and South Via—within an active retail center in Shirlington, VA. The scope includes selective demolition of existing roof structures and lighting, façade upgrades, architectural enhancements, and new lighting installations.
At the North Via, improvements include removal of the roof structure over the stair connecting South Arlington Drive to Campbell Avenue, patching of walls and stair surfaces, application of a new stucco finish on existing masonry walls, construction of steel fin frames with cantilevered canopies above storefronts, installation of illuminated tenant signage, site grading, new paving, stair refinishing, and updated metal coping and scuppers.
The South Via scope includes demolition of the existing roof and lighting, patching and waterproofing of existing EIFS walls and beams, painting of exposed structural elements, installation of decorative pergola beams with suspended lighting, and new metal coping.
The project is scheduled to begin in July 2025, with subcontractor bids due by June 4, 2025.

Proposed 2,400 SF Starbucks shell building in Oxon Hill, MD. Site will be delivered pad-ready, including paving and curb by others. Building structure consists of metal framing with brick veneer and wood siding. Scope of work includes sidewalk, slab on grade, masonry, structural steel, air barrier, roofing, caulking, DFH, glazing, LGMF/drywall, painting, and MEP systems. Construction to start September 2025.

L.F. Jennings is bidding the construction of a new 3-story, 71,220 GSF prefabricated metal building located in Manassas, VA. This project will service a new Motomember service, warehouse, and showroom.
