The original building was constructed in 1969. This scope of work is for a whole
building renovation. The building will be un-occupied, an asbestos abatement
report has been provided, and the building permits will be in hand before
construction start. The building consists of (5) five existing units on the first floor
and (5) five primary units on the second floor. All units will be demolished to
create a warm lit shell. The existing building is NOT sprinklered. The permit will
include construction of a new automatic sprinkler system, monitoring and fire
alarm system for the entire building.
The lower-level units will be warehouse space and left in a shell condition ready
for future tenants. Any future tenants will permit and construct their suite(s) on
an individual basis and under separate contract. A new main building elevator
and elevator lobby will be built in suite 103 to provide access to the second
floor, where new ganged restrooms, common corridor and utility rooms will be
constructed.
The Architectural, Structural and MEP Building Permits are currently being
reviewed by Fairfax County. Bidders shall provide all general contracting
services and provide breakout pricing for the following:
• Asbestos Abatement
• Minor Site work per MSP
• Lower-Level work
• Upper-Level work
